Compass, the largest US residential real estate brokerage, has filed an antitrust lawsuit against Zillow over new listing rules.

The dispute centers on Zillow’s policy of banning listings that have been publicly marketed for over 24 hours before appearing on its site. The real estate giant argues the rule is retaliatory, targeting its Private Exclusives platform, which features listings accessible only to Compass agents and their clients that provide them a competitive advantage.

The brokerage further claims that Zillow is attempting to maintain a monopoly in the digital home listings space.

In response, Zillow has dismissed the lawsuit.
